Will your property still be lettable in 2018?
Most landlords will be aware that new legislation is being introduced which in some cases will result in a loss of rental income from certain properties.
From April 2018, the MEES Regulations (Minimum Energy Efficiency Standards), will make it unlawful to let (renewal of existing or granting of new tenancies) on properties which fail to achieve a rating of E or better.
In addition, this minimum E rating will also have to be achieved for all properties including existing tenancies for residential properties from 1st April 2020 and for commercial properties from 1st April 2023.
The GDAM Home Energy Report will identify the most cost effective way to meet the minimum energy efficiency requirements for any homes that are in EPC bands F or G.
